What is a Stock Plan?

A Stock Plan is a pre-designed home that has been designed with certain features typically sought after from the majority of the market.  Stock Plans are designed to specifications of the International Residential Code.  These plans are an economical way of building a home without the costs of a custom design.

What exactly is included in a purchased set of plans?

You will receive the following:

  • Site Plan (For Custom Home Designs) 
  • Foundation Plan
  • Floor Plans with Plumbing and Electrical Layouts
  • Elevations (all sides of home)
  • Interior Elevations and Kitchen Elevations (when necessary)
  • Roof Plan
  • Typical Wall Section and Building Section
  • Other details shown as required by complexity of plans
How many sets of plans will I need?

You will need to have multiple sets of home plans for various reasons - sets for engineers, for the builder, for pricing quotes, for mortgage lending, for contractors, for interior decorating and design, for your own records, etc.  Purchasing extra sets at the time of inital design will save you money.  We reccomend a minimum of 5 sets of plans and a minimum of 8 sets when submitting plans for FHA approval.

Will my plans meet building codes required?

Codes vary from location to location  You will need to check on your own area requirements through your builder or your local city offices to verify coding requirements. Our home plans are designed  to meet the International Residential Code.

How is Square Footage calculated?

Plan square footage is figured on air conditioned floor space (heated or cooled).

Square footage calculations for living space are made from outside the exterior frame wall and do not include decks, porches, garages, basements, attics, and bonus rooms.

Engineering Info

All structural components of a plan should be reviewed by a local architect or engineer.  Different locations have different structural requirements, such as homes in Florida have certain hurricane requirements and homes in California have certain seismic requirements.  Some locations require plans to be reveiwed for a building permit as well.

Definitive Residential Design is the sole owner of all of our designs. You are purchasing a license to build when you purchase a set of home plans from us,. This license gives you the right to construct one house from the plans by the person who purchases the plans.  They are not transferrable.  To build the house more than once, modify or copy without express written permission violates this copyright.  Home Builders looking to build multiple homes from one set of plans are able to receive a multi-build license agreement from us - contact us for details.  Copyright infringement with be prosecuted to the fullest extent of the law.
